POLICIES AND FEES
It is the policy of R & R Lakeshore II, LLC to uphold all Fair Housing Laws and not deviate from these policies. Therefore, no tenant can be treated differently from any other, regardless of relationship, race, age or creed. All rules apply to each tenant equally.
Occupancy Guidelines:
Studio Apartment: 1 Person
One Bedroom: 2 Persons
Two Bedroom: 4 Persons
- Maintenance Fee: All tenants are required to pay a $200.00, non-refundable maintenance fee at lease signing.
- Application Fee: Each adult is required to pay a $35.00 application fee with which a credit report will be run through Allied Credit and a criminal background check will be completed. All applicants must be 21 years of age or older.
- UNLESS SPECIFIED, ALL UNITS ARE NON SMOKING. If you smoke, you may not lease a non smoking apartment.
- Lease Terms: 6 or 12 month lease terms.
- Income: Proof of verifiable income is required. Monthly income must be a minimum of 3 times the monthly rent.
- Employment: A stable and verifiable employment is required.
- Rental/Mortgage History: Applicant must have previous rental or mortgage history in good standing.
- Credit: A good credit history is required. We cannot accept persons with no verifiable “good” credit history.
- Roommates: Each person must qualify and each person must pay an application fee. A Roommate may not move in after the lease has been initiated without being qualified.
- Co-signer: We do not allow co-signers
- Picture I.D.: Is required to view an apartment. All money transactions must be paid via check, money order or cashiers check. No cash is accepted.
- Residency: If not a Georgia resident and not on an out of town work assignment, tenant must have Georgia car registration and drivers license within 30 days of tenancy.
Before completing a rental agreement with R & R Lakeshore II, LLC, each applicant must agree to our Policies and Fee statement and will be required to sign and date this statement as part of the application for residency.
